The most effective way for sellers to let the world know that they have a house for sale and to let the matter quickly spread is by putting it on a show.
According to Jason Rhode, CEO of Lew Geffen Sotheby’s international Realty in South Africa, show days still remain one of the easiest ways to dispose of houses. Properties that are put on show are naturally given the higher chance of attracting buyers and thus, sellers can also avail of prices that are within the market range. Aside from that, Rhode added that is for the reason that human as we are, there is a big difference if we can feel, see for ourselves and test the house that we are planning to buy. A buyer naturally wants to take a look of the interior of the house and examine its parts no matter how trivial it is like a cupboard or a locker. They can also compare the houses within that vicinity. The experiences that they have will remain fresh in their minds.
Rhode said that showing is more effective than private viewings since the latter will present many obstacles that may hurdle both the buyer and the seller. This would include agreeing on a free time and settling often in nighttime where both are free to examine the house. In public showing, the benefit of seeing the house in a natural light will create a better effect to the buyer. Aside from that, private viewing seems more restricted than a show.
“Sometimes it is impossible for everyone on the ‘buying team’ to be available at the same time, which means that individual visits by a wife and then a husband for instance have to be planned. With a show house on a Sunday, you are more likely to get them there together,” added Rhode.
Most importantly, buyers are more comfortable to see the house without the presence of the owner as they can comment and look for flaws clearly and without strain. It will be of course not proper to point out faults of the house with the owner in hearing distance.
However, there are also disadvantage of showing a house. This is because if the house is apparently overexposed it’s price can dramatically be dropped to the lowest amount. This is because sometimes, a show house has different results like when the property is in itself not in a good condition. This also happens when the show day allotted is of a rainy one or a day which families are likely to rather spend their time in their own abode.
For this reason, Rhode said that it is quite important to schedule the show house in a comfortable and suitable day so that buyers will have all the time to enjoy the house.
