One of the primary things that a seller should keep in mind when selling a house or property is that the house should be in its best condition and appearance. This is but common sense for others but there are many instances where we encounter houses that are advertised with no single improvement at all. How can one expect to have it sold out quickly?
The best tip that I can suggest to anyone who are into the same challenge is to exert the necessary effort to make the house you are putting up in an attractive and noticeable state. Try pretending that you are the one buying it and be scrutinizing enough to spot any flaw you can find. Be creative too so that you can bring out the best of the potentials of the property.
The house most of all should have a positive ambience. This may seem a generalized description but simply put, this means that the house should have the tempting aura that can lure the buyer to come inside immediately. Starting from the lawn up to the steps of the porch, you should only see beauty. Make sure that the lawn has been mown, the gate well painted, the path lined with adorable stones and the front porch has potted plants that seem to welcome any visitor. If there are arbors and outdoor furniture, they should be arranged in an artistic manner.
The same way, the interior should already be free from unnecessary things like children’s toys, trophies and family pictures. As much as possible, only show the things that will keep a prospect buyer interested. Keep the window dust-free with the curtains drawn back. If the showing is done at night, there should be proper lighting not only on the inside of the house but also outside. Give proper attention to little details that might be the source of discouragement from the buyer like the not polished doorknobs and dirty tiles.
If possible, give the task of showing the whole house because the presence of the owner might prevent the buyer from expressing the questions that he has in his mind, let alone commenting on some upsetting features in the house.
Lastly, show and let the prospective client feel that the house has made you and your family comfortable and happy all these years. With it, the client will think that he well also experience the same in the home that you are offering.
